Methodology

How this calculator works

The calculator subtracts the selected down payment from property price to estimate the loan amount. It then uses reducing-balance mortgage math to estimate monthly principal and interest, adds service charges, and compares the total monthly housing cost with income and current rent.

Worked example

Reading the result

For a OMR 120,000 property with a 20% down payment, the estimated loan amount is OMR 96,000. Monthly payment changes with interest rate and term, while service charges and existing debt affect the affordability view.

Common questions

Frequently asked questions

It includes estimated principal and interest plus the monthly service charges entered by the user.

Why compare rent?+

Does this decide bank approval?+

No. It is an early planning view before checking bank eligibility, property documents and lender policy.

What costs are excluded?+

Valuation, insurance, registration, maintenance, legal and bank-specific fees may apply outside the monthly estimate.
