Methodology

How this calculator works

The calculator subtracts the down payment from the home price, applies a fixed-rate amortization formula, then layers in ownership-cost assumptions. If the loan-to-value ratio is above 80%, it can estimate PMI or LMI. Extra principal payments are compared against the scheduled payoff to show possible interest savings.

Worked example

Reading the result

Two homes with the same price can have very different monthly costs if tax rates, insurance, HOA fees, down payment or PMI/LMI assumptions differ. The advanced result separates each line so the user can see what is driving the monthly payment.

Common questions

Frequently asked questions

Is this country-specific?+

No. It is a universal mortgage payment estimate. Local taxes, stamp duty, fees and lender rules should be checked separately.

Why include taxes, insurance and HOA?+

Many buyers budget by total monthly housing cost, not only principal and interest.

Does it show affordability?+

No. It estimates repayment only. Affordability also depends on income, debts, credit profile, deposit source and lender rules.

Important scope

This is a universal mortgage planning estimate. It does not calculate country-specific stamp duty, exact property tax bills, escrow rules, lender underwriting, variable rates, refinance costs or affordability approval. This calculator is for planning and education, not personal financial advice.
