The main repayment inputs
The loan amount, annual interest rate and repayment term determine the base monthly repayment. A higher rate or larger loan increases the monthly amount.
Longer terms lower payment but increase interest
A longer term spreads the bond across more months. That can reduce the monthly repayment but usually increases total interest over the life of the loan.
Extra repayments can help
Paying extra each month can reduce the balance faster, lowering interest and shortening the payoff period when the lender applies the money to capital.
Costs outside the bond payment
Transfer duty, attorney fees, bond registration, insurance, bank fees and maintenance are not included in a simple repayment estimate.
Common questions
Frequently asked questions
Does the calculator show affordability?+
No. It estimates repayments. Affordability depends on income, debts, expenses, credit record and lender criteria.
Do extra payments reduce interest?+
They can, if the lender applies them to the capital balance and no special fees apply.
