Compare loan repayments

Overpayments, closing costs and affordability+
Illustrative interest rate, not a lender quote. Uses a fixed nominal rate and monthly reducing-balance payments. Enter actual local closing taxes and legal fees; these are not estimated automatically. Early-payment penalties, variable rates and lender approval rules are excluded. Methodology

How this calculator works

Monthly interest equals the annual nominal rate divided by twelve. The repayment is calculated over the selected number of months; at zero interest it is principal divided by months. Each month, interest is charged on the remaining balance and the rest of the payment reduces principal. Extra monthly and initial lump-sum payments shorten the schedule. Upfront fees and monthly costs are included separately.

Worked example

Reading the result

A EUR12,000 loan at 0% over one year costs EUR1,000 per month before fees. A EUR2,000 payment at the start reduces the remaining principal to EUR10,000; the original scheduled payment then clears it in ten months.

Accuracy checklist

Validate your Cyprus estimate

  1. 1Enter the amount actually financed after any deposit or initial payment, then use the lender's quoted nominal rate, term and fee schedule. Keep purchase costs, insurance, taxes and recurring charges separate unless the loan agreement confirms that they are financed.
  2. 2Compare the scheduled payment with total interest, fees, cash needed upfront and the remaining balance—not only the headline monthly amount. Test a higher rate or lower income as a stress scenario, and check whether extra payments trigger penalties or change the lender's schedule.
  3. 3The Cyprus calculation is an amortisation and affordability illustration, not an approval or product offer. Reconcile it with a written lender quote, the applicable 2026 planning terms and any local disclosure requirements before making a borrowing commitment.
  4. 4Save the inputs, selected options and calculation date with the result. If the estimate informs a payment, return, contract or application, rerun it when the 2026 planning rules or your underlying figures change and compare the updated breakdown with the earlier version.

Common questions

Frequently asked questions

Does this include local bank fees and property taxes?+

Only the amounts you enter. The tool does not invent a local fee or apply an assumed property-tax rate.

What do extra payments change?+

They reduce outstanding principal, normally lowering future interest and shortening the term. Check whether your lender charges a prepayment penalty.

Is the debt-to-income result an approval decision?+

No. It compares entered monthly debt and housing costs with entered income. Lenders apply their own affordability rules and stress rates.

Can I see how the balance changes?+

Yes. Expand the repayment schedule below the calculator for monthly payment, interest, principal and remaining balance.

Important scope

Fixed-rate illustration, not a Cyprus bank offer or an APR disclosure. Use a lender quote for rates and confirm all local fees. Property transfer taxes, legal costs, early repayment penalties and lender-specific stress tests are not automatically determined. Enter verified amounts in advanced options. This calculator provides general information and a planning estimate, not financial, tax, legal or professional advice.
